Richard L. Oller

Attorney

Richard L. Oller brings over four decades of legal experience to his practice, specializing in real estate-related matters. His extensive expertise encompasses land use law, real estate law, condominium and community association law, and business law. Richard is adept at guiding clients through complex commercial real estate issues, including leasing, financing, and the registration of condominium projects with the New Jersey Department of Community Affairs.

Representative Services

Richard regularly represents municipal land use boards, land developers, and condominium and homeowner associations. His services include:

  • Drafting public offering statements
  • Securing New Jersey Department of Community Affairs approvals for residential condominium projects
  • Drafting master deeds for commercial and residential condominium developments
  • Obtaining land use approvals for a variety of commercial and residential projects
  • Representing clients before planning boards and zoning boards of adjustment
  • Commercial and Residential Real Estate

Richard’s accomplishments include securing approvals for development projects exceeding 1,500 units, and for golf course developments. He also routinely drafts letters of intent, purchase and sale agreements, easements, conducts due diligence for commercial and residential property acquisitions, and assists clients with real estate closings.

General Counsel Services

In addition to his real estate expertise, Richard has extensive experience serving as general counsel in real estate development and business management. He has drafted and negotiated leases for corporate and medical offices, contracts for the sale and purchase of commercial and residential properties, employment agreements, and brokerage agreements with real estate firms. Richard also manages outside counsel in complex commercial litigation and oversees outside engineering firms on development matters.
